About

Modern Railings for Medina Estates

On a Medina waterfront property the railing has one job above all others: to not interrupt the view it was installed to protect. Modern systems, done to a high enough specification, come close to disappearing entirely.

At this level minimal is the hardest thing to build. With no ornament anywhere, every weld, joint, and fixing is exposed to a close look, and the tolerances have to be held far tighter than on a decorative commission.

We design, weld, assemble, and finish each system in our Kent shop, working from architect drawings and coordinating the finish with the estate’s other metalwork.

Railing Types

Glass, Cable, or Metal

Three systems, and on a Medina estate the brief almost always favours whichever intrudes least.

Glass Railings

Frameless glass is the default on a Medina waterfront, with structural panels and no top cap leaving the outlook to Lake Washington essentially uninterrupted from a seated position.

Cable Railings

Tensioned stainless cable nearly disappears at any distance, a discreet option for terraces and garden steps where a full glass specification would be excessive.

Metal Bar and Panel Railings

Minimal metal bars and laser cut panels provide privacy where an estate needs screening between a terrace and a neighboring property without resorting to a solid wall.

Where They Go

Modern Railings Inside and Out

On an estate the two settings are usually specified together so the language carries through the property.

Interior Railings

Principal staircases, gallery landings, and mezzanine edges take frameless glass or minimal metal, keeping a double height entry hall open and letting daylight reach the lower floor rather than stopping at a balustrade.

Exterior Railings

Terraces, balconies, and waterfront decks take the same systems with a considerably tighter specification, since the lakeside humidity is relentless. Marine grade stainless is the standard here, not an upgrade.

Materials

Powder Coated Metal, or Stainless and Glass

On an estate commission the material decision is made on longevity as much as appearance.

Powder Coated Steel and Aluminum Railings

Powder coated steel and aluminum give a precise matte finish for interior runs and screened areas, with steel carrying longer spans on slimmer posts. Colors are matched to the home’s window systems and other specified metalwork.

Stainless Steel and Glass Railings

Marine grade stainless with structural glass is the specification a Medina waterfront warrants. Standard stainless grades will eventually spot in lakeside air, so the upgrade is not cosmetic, it is what keeps the hardware looking new in a decade.

Architects and New Builds

Working With Medina Architects, Designers, and New Construction

Almost every Medina commission runs through an architect, and we are set up for it. We work from their drawings, produce shop drawings for approval, and coordinate finishes with the wider specified metalwork package.

On new estate construction we join early enough to influence the structural provisions a frameless glass system needs, which is far easier than retrofitting adequate support once the terrace is poured.

Frequently Asked Questions

They can, when the division is deliberate. We have done estates where the principal stair is a traditional commission and the waterfront terraces are frameless glass, on the logic that the terrace exists for the view and the entry hall exists to make an impression. What fails is mixing the two languages within a single sightline.

Yes, and on Medina estates that is standard. We work from architect drawings, produce shop drawings for review before fabrication, and coordinate finishes with the rest of the specified metalwork. Involving us early also lets us confirm the structural provisions a frameless glass system requires.

We consider it the correct specification here rather than an upgrade. Standard stainless grades will eventually show spotting in constant lakeside humidity, and on a property where everything else has been specified to last, hardware that looks tired in a few years is a false economy. The difference in cost is small relative to the outcome.

Frameless structural glass, with no top cap and standoff or channel mounting. From a seated position on a terrace it leaves the outlook essentially uninterrupted, which is why it is the default specification on Medina waterfront properties. Stainless cable is the next least intrusive and a sensible choice where full glass would be excessive.
